Digital platforms designed to convert, not just display.

Most estate agency websites function as online brochures, showcasing listings but failing to convert interest into meaningful opportunities.

We build platforms that are designed around seller psychology, user experience, and conversion, helping agencies turn traffic into valuations and instructions.

Built for ambitious estate agents

Experience working with independent, boutique, and multi-branch agencies has highlighted a consistent set of challenges:

  • Limited differentiation in crowded markets

  • Diluted brand positioning across portals

  • Inefficient or passive valuation journeys

  • Missed opportunities to capture and convert enquiries

In competitive and high-value markets, these small gaps often determine which agency wins the instruction.

Why SEO for estate agents so often disappoints

Most estate agencies have tried SEO. Many are paying for it now. A good number are quietly unconvinced it is doing anything.

The instinct is usually to blame the agency or the budget. In our experience the cause is more often structural. You can publish local content every month, build citations and optimise page titles, but if the website underneath has no branch pages, loads slowly on mobile, duplicates content from the portal feed, or runs on a template that nobody can properly edit, there is a ceiling on what any of that activity can achieve.

To be clear about what we do: 16i is not an SEO retainer agency, and we are not going to pitch you a monthly package. We build and rebuild the platforms underneath. Where we get involved in search, it is because the technical foundations are the thing holding an agency back, and those foundations are a development problem rather than a marketing one.

If your agency has invested in SEO for a year or more without seeing instructions follow, the website is usually where the answer is.

The structural problems that hold estate agency websites back

Four issues come up repeatedly when we review estate agency websites, and all four are built in rather than fixable with content alone.

No individual branch pages. Agencies with more than one office often list every branch on a single contact page. From a search perspective that gives Google almost nothing to work with, and the agency ends up ranking properly in none of its territories rather than all of them. Each branch needs its own page, its own address markup and its own local content.

Duplicate property content. Listings pulled straight from a portal feed and published without any additional context give search engines thousands of pages that look identical to everyone else's. That is not a content problem so much as an architecture decision about what the site does with the feed.

Slow, template-bound front ends. Many agency sites run on heavily themed platforms carrying more code than they need. Performance matters for search, and it matters more on mobile, which is where most vendors will first look you up.

No route from browsing to valuation. Even a well-ranked site achieves little if the only call to action is a contact form on a separate page. The valuation journey needs designing deliberately, not bolting on.

These are the problems we fix, and we fix them by rebuilding the platform properly rather than working around it.

Who we work with

We are a B Corp certified digital agency based in Cheltenham, building websites and digital platforms for organisations that need them to perform commercially rather than simply exist.

This tends to be the right conversation if you are an independent or multi-branch agency planning a website rebuild, if you have outgrown a template platform, or if you have been investing in marketing without the website keeping pace. It is probably not the right conversation if what you need is a monthly SEO retainer on your existing site, and we would rather say so upfront than waste anyone's afternoon.

We build on .NET and Umbraco rather than templates, which means the platform can be structured properly for local search, integrated with your CRM and property feeds, and extended as the agency grows. The technical SEO foundations are built in rather than dependent on plugins.

If you would like an honest assessment of where your current website is losing instructions, we offer a focused review covering search visibility, competitor positioning and the valuation journey.

How we work with estate agencies

We are not going to list agency logos on this page. Estate agency is competitive at a local level, and the work we do for agencies is often precisely the part they would rather their competitors did not see. Where we have worked in the sector, we have done so on the understanding that it stays between us.

What we can tell you is how the work tends to go. It starts with a review of where the current website is losing instructions: whether branch structure is costing local visibility, whether the valuation journey asks too much too early, whether property feeds are generating duplicate content, and whether the site is quick enough on a phone to hold a vendor's attention.

From there the work is usually a rebuild rather than a patch, because the structural problems in estate agency websites are rarely fixable at the surface. We build on .NET and Umbraco, which means branch pages, feed handling and CRM integration can be structured properly rather than worked around.

If you would like to see examples of comparable work, we are happy to walk through relevant projects in a conversation, including work we do not publish.
